Aviva Senior Living operates communities across the country, focusing on independent living, assisted living, memory care, and senior apartments. They are seeking an Area Sales Manager to oversee sales performance across seven communities, ensuring occupancy and rate goals are met while executing a defined sales system.
Responsibilities
- Own census, move in, and rate outcomes across the seven community portfolio
- Maintain occupancy at or above target in each community; identify and escalate early warning signs (rising move out notices, slowing tour volume, aging pipeline) before they become census problems
- Coach community sales staff on tour execution, follow up discipline, and closing; ride along and model in person regularly
- Partner with each Executive Director on local marketing, outreach, and referral source relationships
- Enforce CRM standards set by the Senior Director of Sales: pipeline accuracy, activity logging, and data hygiene at every community
- Deliver the standard weekly and monthly sales reporting package for the portfolio
- Uphold pricing and rate integrity guidelines; flag proposed concessions outside guardrails to Operations Leader and the Senior Director
- Participate in a structured development plan owned jointly by the Operations Leader and the Senior Director of Sales, including regular mentorship sessions on sales strategy, multisite leadership, and marketing analytics
- Assist the Senior Director on portfolio wide initiatives (marketing effectiveness evaluation, CRM improvements) as development assignments
Skills
- 4+ years of senior living sales experience with a consistent record of meeting or exceeding occupancy and move in goals at the community level
- You bring strong organization and self direction, and you are comfortable influencing teams you do not directly manage, ideal preparation for multisite scope
- Fluency in senior living CRM platforms and disciplined pipeline management
- Coaching orientation, able to raise other sellers' performance, not just your own
- You are open to regional travel across the seven community footprint, roughly 40 to 50 percent of your time in the field
