JOB TITLE: Draw Support III
DEPARTMENT: Draw Support
REPORTS TO: Risk and Draw Support Services Manager
SUMMARY:
Construction lenders depend on this role to serve as a liaison between the lender, builder, and borrower, ensuring that projects remain on schedule and within budget. In this position, you will oversee and manage multiple complex construction projects alongside various lenders. Given the diverse nature of construction projects and lender policies, the Draw Support role requires the ability to identify specific needs and assignments while exercising sound judgment in executing them.
PRIMARY DUTIES:
Manage a pipeline of up to 200 loan files at a Draw Support III level within 60 days from the start date
Ensure construction budgets are set up correctly and align with project specifications
Complete loan file setup tasks to activate the file in the Land Gorilla system
Complete welcome calls with the Borrower, Builder, and Client, demonstrating the portal, setting draw expectations, and discussing roles and responsibilities
Review submitted draw and change order requests and collect supporting documents
Ensure inspections and title update orders are placed within the Land Gorilla operating system
Order title endorsements from the Clients’ Title Companies
Prepare and review the required draw and lien waiver documents for signatures and accuracy
Approve or deny draw and change order requests, or other specific requests
Prepare draw recommendations for the Clients to review, requested draws, and release the funds
Complete all draw administration tasks within Land Gorilla’s service level agreements and report any deviation
Monitor construction completion dates, ensuring projects are completed by deadlines
Keep abreast of and abide by Land Gorilla’s and clients’ policy and procedures, loan guidelines, and state-level requirements
Keep loan files organized and up to date, conforming to department practices/requirements
Ensure strict confidentiality regarding all business and client matters/documents
Manage the relationship between the Client, Builder, and Borrower
Accurately runs system reports
Communicate effectively with Team Members, Clients, Vendors, and Stakeholders
Requirements
Minimum of 2-5 years of construction and renovation mortgage experience
Minimum of 2-5 years of draw administration/project experience
Must have experience in reviewing inspection and title reports, and draw documentation
Must be familiar with AIA documents, insurance policies, and state statute requirements
Must be familiar with Construction terminology

Compensation: The range across states is $26-32/hour, Full-time.
The actual pay offered to the successful candidate will be based on multiple factors, including but not limited to job-related knowledge/skills, experience, and geographical location.
